We're in the business of real estate private equity. This means that we buy value-add shopping centers alongside our investors with the intention of maximizing returns for all parties.
Investors are able to invest with us and real estate brokers are able to bring us off-market acquisition opportunities in exchange for free equity as well as the ability to co-invest with us.
We serve as the general partner operating, leasing, and managing the shopping centers while investors act as limited partners. We offer tenants a first-class operating company to manage their shopping center and lenders get to work with a trusted partner that will perform well. Additionally, vendors receive payments and the opportunity to build a long-lasting relationship.

Dan Avnery, Managing Partner
Before co-founding Precision Investments, Dan served as the President of NAI Robert Lynn’s Dallas Retail Division for over 10 years. Dan’s team ranked #1 for number of retail property listings in the Dallas / Fort Worth metro area, and held that ranking for many consecutive years. Dan has been involved in over 1,000 retail lease and sale transactions, has owned a third-party property management company specializing in retail properties, and had completed many retail finish-outs as a general contractor.
Dan has 3 young kids and lives in Plano. Dan graduated from The University of Texas at Austin where he majored in Real Estate Finance and Business Honors. Dan grew up in the Dallas area and attended Plano West Senior High School.

INTEREST IN REAL ESTATE
Dan is a 4th generation commercial real estate professional and became interested in the business by seeing family members who were extremely successful. He decided to get started in the leasing side of the business. After leasing properties that other people owned for 9 years, Dan worked up the courage to buy his first shopping center, Royal Crossing in Dallas. Dan then transitioned his career to become more focused on the ownership side of real estate.
Steven Zimmermann, Partner | Property Manager
Steven Zimmermann brings over a decade of experience in commercial property management and leasing, overseeing a portfolio that combines scale, diversity, and strategic depth. Introduced to the industry by his brother Michael, Steven has earned a reputation as a trusted and hands-on operator, known for his strategic insight and unwavering commitment to tenant success.
Currently, Steven manages more than 20 properties totaling over 1.8 million square feet and housing 400+ tenants across Texas, Ohio, Michigan, Louisiana, and Alabama. His work spans a wide range of asset classes, with a strong focus on operational efficiency and long-term value creation.
As Partner | Property Management at Precision Investments, Steven leads the property management operations across the company’s Texas-based portfolio. He works closely with leasing teams, contractors, tenants, and ownership to ensure each asset operates at peak performance and delivers consistent value.
In addition to his role at Precision, Steven serves as President of both Green Earth Realty, LLC and Zimmermann Capital, LLC, where he specializes in repositioning underperforming assets, executing value-add renovations, and cultivating long-term tenant relationships. Steven’s leadership is rooted in accountability, collaboration, and the belief that lasting success in real estate comes from building strong relationships and delivering value at every level.
A Dallas native, Steven graduated from J.J. Pearce High School and went on to earn his degree from the University of Texas at Austin in 1990. He began his professional career as a Director at the Gallup Organization in Austin, where he developed a strong foundation in data-driven decision-making and organizational strategy — skills that continue to shape his approach to real estate.
Royce McGarry, Asset Manager
Royce brings over a decade of experience in private equity to the Precision Investments team, where he now focuses on asset management, capital markets, and transaction-related matters.
Prior to joining Precision Investments, Royce served as Vice President of Asset Management at WindMass Capital and as a Transaction and Asset Manager at LURIN Advisors in Dallas. Before relocating to the Dallas–Fort Worth area, he spent five years as an Associate with The Blackstone Group’s private equity team in New York City where he facilitated structuring and closing of 70+ new deals. Royce began his career at Deloitte in New York, where he worked as an auditor assigned to the Kohlberg Kravis Roberts & Co. private equity funds audit.
Royce holds a Bachelor of Science in Accounting from Rutgers University.
Brad Parr, Director of Construction
Brad Parr brings more than 25+ years of construction and development experience to Precision Investments, with a background spanning retail, restaurants, hospitality, and commercial real estate. Throughout his career, he has led large-scale construction programs, managed complex capital projects, and built high-performing teams focused on delivering projects on time and within budget.
At Precision, Brad oversees construction and development initiatives across the firm’s portfolio, working closely with contractors, vendors, and internal teams to manage projects from planning through completion. His extensive experience in budgeting, project execution, vendor management, and value engineering supports Precision’s continued focus on improving and adding value to its properties.
Brad earned his Bachelor of Science in Criminal Justice from the University of Nebraska and served six years in the United States Marine Corps, achieving the rank of Sergeant.
Outside of work, Brad is a proud father of four and enjoys spending time with his kiddos and his girlfriend, Lacy. He is also an avid sports fan and enjoys playing golf and softball in his free time.
Phillip Patterson, Construction Manager
Phillip Patterson brings over two decades of hands-on experience in construction management, roofing, and property development. As the owner of Tambouras Consulting, he has overseen residential and commercial projects across North Texas, managing everything from ground-up builds to renovations with a focus on quality, safety, and client satisfaction. His career also includes leadership roles in roofing and construction firms where he guided teams, coordinated subcontractors, and built strong vendor and client relationships.
At Precision Investments, Phillip leverages his deep field expertise to ensure projects are delivered on time, within budget, and to the highest standards. Known for his practical approach and commitment to excellence, he plays a key role in bringing Precision’s vision for modern, high-quality developments to life.
Sam Matin, Project Manager
Sam brings a strong construction and project-management background to Precision Investments, supporting redevelopment and value-add initiatives across the firm’s retail portfolio. He specializes in coordinating contractors, managing vendor relationships, overseeing schedules and budgets, and ensuring that day-to-day execution aligns with the firm’s broader investment strategy.
At Precision, Sam partners closely with acquisitions, development, and asset-management teams to move projects efficiently from planning through completion. His hands-on approach, clear communication, and problem-solving mindset help streamline redevelopment workflows and maintain momentum across multiple active assets. Sam holds a B.S. from the university of Texas at Austin and brings a competitive, detail-driven work style to every project he manages.
Cheri Román Executive Coordinator
Cheri Román supports executive leadership by managing complex priorities, coordinating key initiatives, and ensuring seamless communication across internal teams and external partners. Known for her proactive approach and strong organizational skills, she helps keep operations running efficiently and allows leadership to remain focused on strategic initiatives and continued growth.
Cheri brings prior experience in real estate operations and executive support, along with a strong ability to anticipate needs, solve problems quickly, and execute with precision in fast-paced environments. She holds a bachelor’s degree from Texas Woman’s University and is currently pursuing her MBA at Southern Methodist University’s Cox School of Business.
Outside of her professional work, Cheri is an active musician and performs as a professional trumpet player throughout the Dallas–Fort Worth area. She is also a competitive roller derby athlete and enjoys the teamwork and strategy sport brings.
Michael DuBois, Property Manager
Following his graduation from the University of Arizona, Michael DuBois began his professional career as a financial advisor before advancing to Director of Services at Switchplace Corporate Housing, where he supported Fortune 500 companies with employee relocations. Michael launched his real estate career in 2005 as a licenses realtor, later joining Green Earth Realty in 2015 with a primary focus on property management and leasing.
In 2017, Michael joined Pride Commercial Properties, where he expanded his specialization in retail property management and leasing across Texas, while continuing to oversee properties out of state through Green Earth Realty. With over a decade of experience, he has been instrumental in the management of more than 50 retail properties, ranging from small neighborhood centers to large regional power centers.
Michael brings his extensive experience in retail property management to Precision Investments, where he focuses on hands-on operations, strong tenant relationships, and maximizing the overall value and performance of each property.
Chris Powers, Advisory Board Member
Chris has been advising the leadership of Precision Investments on a regular cadence since early 2023. His recommendations are promptly implemented to help leadership acquire and operate assets as well as general strategy to grow and direct the company.
Chris is a serial entrepreneur with more than 20 years of real estate development and investment experience. He founded Fort Capital, where he currently serves as the Executive Chairman, and to date the company has invested over $2B in real estate assets / projects throughout the state of Texas and the Sunbelt. He is also the host of The FORT Podcast and has published 340+ episodes to date through a series of raw business conversations with business leaders and entrepreneurs.
Chris graduated with a BBA in Finance & Marketing from Texas Christian University in Fort Worth, TX. Chris lives in Fort Worth with his family and is a member of the Fort Worth YPO Chapter and attends Christ Chapel Bible Church.
